What is the purchasing process with ARSNOVA?
Our protocol will guide you through the entire process—it’s very easy!
It all begins when you express interest in purchasing one of our properties. The first thing we recommend is that you come to our country, visit the homes, and enjoy our climate, our cuisine, our quality of life, and above all, our people.
We’ll take care of your visa—don’t worry.
Once in Spain, our team will personally welcome you at the airport and explain everything about the property—from information about the neighborhood to any other details you may be interested in. Likewise, when it’s time to return to your home country—whether you purchase the property or not—our team will be delighted to accompany you to the airport.
Our purchasing process is very straightforward, and at every step, you’ll be accompanied by ARSNOVA staff who will assist you with whatever you need, both in Spain and in China.

Preliminary steps
When you have found the property that best fits your needs and before the preparation of the public deed of sale, a private contract is usually signed between the buyer and the seller. This document, although private, is considered a valid contract by law and obliges both parties to comply with everything stated in it.
In the private document, some important issues must be taken into account:
Outstanding charges on the property
The seller must confirm that the property is free of debts or liens. If there are any, such as mortgage debts or issues with the homeowners’ association, this must be clearly stated.
Community of owners fees
Before signing, make sure all community fees are up to date, as by law certain costs may fall on the buyer.
Price
The price and payment method must be clearly established. It is not allowed to set a price lower than the real one or omit any amounts not documented, as this is illegal and may harm the buyer.
Earnest money (deposit)
When the private contract is signed, a deposit is usually paid as a guarantee, typically part of the total price, binding both parties. If the buyer withdraws, they lose the deposit; if the seller withdraws, they must return double the amount received.
If it is a property under construction
The buyer has the right to request a guarantee for the amounts paid so that, if the developer fails to deliver the property within the agreed time, the money paid plus the corresponding interest is refunded.
Purchase costs
Neither party pays anything not agreed in the contract. If not specified, the applicable regional law will apply. In sales by a developer, the buyer is usually not allowed to assume costs that legally belong to the seller.
Payment of taxes and registration with the Land Registry
Ensure all legal procedures are completed within the required deadlines to avoid penalties or loss of rights.
Utilities
Don't forget to have the utilities for your new home put in your name.
Documents and invoices
Keep all original documents, receipts, warranties, and invoices related to your purchase.
OTHER ASPECTS TO CONSIDER
Costs derived from buying a home
VAT (IVA)
For new-build homes, typically 10% of the sale price.
Stamp Duty (AJD)
Applies to new properties, varies by region (around 1%–1.5%).
Transfer Tax (TPO)
For second-hand properties, varies by region (around 6%–10%).
Notary fee
Cost of preparing the public deed.
Land Registry fee
Cost of registering the property.
Administrative fee (gestoría)
Fee for handling administrative procedures.
There are other taxes that, according to the law, must be paid by the seller.
Please remember: do not sign anything you do not fully understand or are not completely sure about, because once the deed is signed, it cannot be reversed.
